We stayed in Casa Buena Vida for a week with another couple. It felt like we had our own suites, very private. The location was perfect - we loved sitting on the porch at all times of day and night and being able to walk right onto the beach. It was clean, nicely decorated, had everything you need, the housekeeping was excellent and Veronica and Conchita made the most wonderful dinners for us. It's about a 20 minute taxi into town which we did often for dinners. It was easy to get a taxi. We would definitely return to unit #5120!

My husband and I spent our first vacation without the kids in this beautiful condo just steps away from the ocean. We loved reading the day away while lounging on the patio. It was the perfect relaxing vacation. Veronica is a joy and an awesome cook. We also enjoyed going into town, talking with the locals who are so friendly, and touring the island. The condo is fully stocked with everything you need to maximize your stay. The beauty of the ocean, the incredible condo, and the friendly island atmosphere made Cozumello the perfect getaway. It was a slice of heaven!

This was our second time at this amazing condo and location. The condo has everything you would need and more. I loved having beach towels, hats, wraps and beautiful white robes to lounge in. The location is so relaxing. Some days we spent the whole day on the porch just enjoying the ocean and how close we where to it. As stated in other reviews we felt so safe. The grounds are beautiful. The pier is in walking distance and many companies will pick you up there so you don't have to go into town. Veronica is so sweet and an amazing cook. The condo is so comfortable. The owners didn't miss a thing. They even had a salad spinner.

Residents Reef is a great complex in one of the best locations, beautifull private beach that is never crowded, there is a pier right beside the resort to catch all your boating and diving excursions. Definitely have Veronica cook you at least one meal for a special night, you won't regret it. This unit is goes to the top of our list.

We loved all the amenities of this condo. They did not forget a thing for their guests. We had everything we needed. The beach was beautiful and the snorkeling amazing. Veronica, the cook, prepared delicious Yucatan dishes.

Awesome view, perfect location, and comfortable surroundings. We felt safe and pampered the entire stay. A definite must-do: ask for Veronica's sopa de limon! The best thing ever!

We had an absolutely amazing, relaxing stay! Patsy and Jerry have simple thought of every last detail in this home away from home. The condo is immaculate, well appointed with every convenience and SOOOO tastefully decorated! We were welcomed by the property manager who walked us through and answered our questions. We felt immediately as ease and at home. The housekeepers are super, very friendly, helpful and professional. The floor plan is spacious and well considered. Obviously well constructed, very quiet and secure. The views of the beach from the living room and master bedroom are breathtaking, exactly as pictured on the VRBO listing. My wife and I are avid SCUBA divers and simply loved the location and convenience. We simply contacted one of the local dive shops and let them know what days we would be diving and our Residencias Reef location for pick up.....its that simple. Step off the terrace to the beach and walk to the pier to meet the boat (all the dive shops offer this service at no additional charge). We had a awesome stay and won't hesitate to book again for our next trip to Cozumel!

The pictures on the website do not do this condo justice! It is beautiful. The patio, the beach, the condo were all first class. The beach and pool were never crowded! Hard to believe we were there at spring break time! The back bedroom could use a new matress and new pillows but don't let this deter you from booking this property. The property staff are very helpful with booking taxis and everyone is very friendly. There is a fantastic snorkel rental just down the beach past the pier. It is Dive Palancar. Fantastic! I'm a nervous snokeler and I loved it! We saw a nurse shark, numerous star fish, a sea turtle and hundreds of fish. The dive staff are the best! Victoria cooked us a great dinner our last night there. The only problem with that was that we had so many leftovers and we had to leave them. If you want Victoria to cook, don't wait until the last night! You cannot go wrong booking this condo. Thank you to the owners for a fantastic restful end to my daughters wedding in Puerto Aventuras. It was the wonderful, relaxing, wind down time we needed. Wish we could have stayed longer!

Everything was wonderful. You can relax on the patio, on the beach, or by the pool. Condo was beautifully furnished and the water and maid service was much appreciated. Plenty of beach chairs, never a hassle. Scuba divers will love the dock (you're last to be picked up and first to be dropped off) and the scuba dipping tank by the pool. Can't wait to go back!!!

This was our first time to Cozumel and it was a wonderful experience ~ we can't wait to come back again! Your condo was VERY nice, the ocean view amazing right out the windows and veranda. The beach in front of the condo was not crowded like the others we walked by. We enjoyed visiting with Luis, the manager, and Veronica, the maid. They were both very helpful and Veronica made us a delicious authentic Mayan meal one night. We especially appreciated having the washer and dryer and the extras like bamboo sheets, beach towels, lawn chairs, sun hats, and the welcome basket of goodies! We will definitely recommend your condo to others. We also recommend Scuba with Mario for great snorkeling/scuba diving, especially if it is your first time trying it. Our favorite restaurant in town was Del Sur, authentic Argentinian cuisine. We are looking forward to next time!

I don't typically provide reviews and this is almost a year later. This unit is very nicely decorated and perfectly located on the beach and near the pool. You will need a car if you want to get around. Luis stopped by to check in upon our arrival and he fiddled with the tv and some of the other electronics. Luis then came back a few more times and possibly he or the owner was there while we were away from the unit. The owners were staying somewhere with the complex and we bumped into him in the parking lot as we were going out for the day. The owner told us he was meeting his handyman early in the morning on the day we were leaving so we felt extremely pressured/hurried to vacate the property before the required time. It would have been so much better if he had left us alone so we could enjoy our vacation. Otherwise, the property is pretty in pictures.

Our family of 4 just returned from a week-long stay at this beautiful and very spacious beach front condo for the Ford Ironman Cozumel. The location right along the bike course for the Ironman, was perfect…away from the touristy area of the island and cruise ship crowds, but an easy drive back to the action, on a gorgeous stretch of uncrowded, palm tree lined beach and literally two steps to the beach chairs, or the nearby swimming pools. I even donned a snorkel mask one afternoon and snorkeled right off the beach and saw a jelly fish, a ray and many fish. The patio was perfect for relaxing or doing homework for our daughters. The condo is beautifully decorated and squeaky clean, with a very nice compliment of kitchenware and paper supplies. Many things were provided that we have not typically found in other condos we have rented in the past, such as garbage bags, paper towels, dish & laundry soap, food staples, etc. Patsy had a beautiful welcome basket waiting for us with a bottle of wine and other lovely treats including fresh fruit. We especially loved the beach towels and beach bags, and a collection of straw hats provided in the master bedroom for guests to use was a very nice touch. The master bed and bedding was very comfortable and going to sleep with the sound of the ocean right outside the door was heavenly. Our two teenaged daughters loved having their own bedroom suite to themselves and were beyond comfortable in their accommodations. Veronica provided superb daily housekeeping service and she even cooked dinner for us one night, which was beyond wonderful. Luis checked in on us at the beginning of our stay, as we were having trouble figuring out the television. The staff were all very kind and responsive. The recommendations from Pawel for our car rental (necessary, as town is about a 10 minute drive), grocery service (great to have condo stocked with food and drinks upon our late arrival), and scuba diving/snorkeling excursions were wonderful. We did two snorkeling/diving excursions in Cozumel and also went over to Riviera Maya for a day-long tour of the ruins at Tulum, zip lining, snorkeling in Dos Ojos cenote and the lagoons at Yal-Ku with Your Private Tour, which was BEYOND amazing and worth every penny. We thoroughly enjoyed our stay in Cozumel and Patsy's beautiful condo was a perfect base camp for our adventure!

I will begin my review by saying that our stay was perfect and we will be returning to the condo in the future! The unit is spacious, comfortable and well stocked – just as advertised. The beds and linens are very comfortable and the kitchen has plenty of supplies including extra spices, plastic containers, and foil. The staff (Veronica, Luis and security) is kind, helpful and responsive, and Patsy is very easy to work with. She patiently answered all my questions, provided extra help and service, and genuinely wants her guests to have a memorable stay. To this end, she also provides other “goodies” to make the stay more comfortable – beach towels, beach/pool toys, games, umbrellas, hats, and extra toiletries. The condo is located south of town next to San Francisco Beach. At first, I was concerned about being “far from town,” but it is an easy, 10 minute drive up the “highway.” The hotel restaurants north of the condo complex will not serve non-hotel guests and the restaurants on the beach south of town close at sunset. So, I would definitely rent a car for ease of access to restaurants in town and the grocery store. If you don’t want to rent a car, you can also take a taxi if you won’t be taking many trips, and the taxis will usually return to pick you up for the trip home. The unit, itself, is right on the beach with easy access to the pier for scuba diving and other boating activities. It is also next to the pool and, of course, the beach. The beach has chaise lounges and Palapas for shade. The beach is protected by buoys so it is great for swimming and snorkeling. All the beaches in Cozumel can be a little rocky, so I would recommend swim shoes or scuba booties for swimming. We have been diving with Dive Paradise for over 15 years. They are a large operation, but will cater to individual needs. We always book the “express” boats (either AM or PM) which carry a maximum of 6 divers and always request Julio as our Dive Master. The dive boats pick divers up at the pier just north of the condo. The condo complex has a scuba rinse tank located behind the bathrooms at the pool. We would stop at the rinse tank on our way back from the pier to rinse our gear. We then brought the gear to the condo to dry on the patio (but not on the wood railing!). It was an easy routine to get used to. As I said in the beginning, we would definitely return to unit 5120. It was a great experience and felt like home away from home.

We had a wonderful vacation in 295545 - such a lovely home - all was perfect! The condo is very well appointed with everything that we could need. And, the lcoation is wonderful! This 2 bedroom unit is spacious and very upscale. The owner has made her home so accommodating - and the large fluffy beach towels, very complete kitchen and patio with comfortable furniture. The beach is uncrowded with nice lounge chairs and big palm trees to provide plenty of shade. There is pretty good snorkeling at the pier right next door. And, we did a snorkeling tour that picked us up at that pier - very convenient. Veronica, the housekeeper is amazing! She cooked us two meals - YUM! And, such a delightful person. Luis, the property manager was very hospitable and helpful ( especially letting us know how to take care of our parking ticket!). We loved Cozumel and are planning on coming back next year. You do need to rent a car as the town is about 15 minutes north. Also, there is no beach bar at the complex (there are beach clubs very close by) so it is a good idea to stock up with some groceries at the Mega on your way from the airport. We feel fortunate that we ended up choosing this condo complex - I think it is one of the nicest places to stay on the island. By the way, had some great dinners out including Guidos, Kinta and Kondessa. The condo is located south of town next to San Francisco Beach. I was just looking at your website again wishing we were back at your condo. I just had to tell you that we REALLY ENJOYED our stay at your condo and it more than exceeded our expectations. It's so tastefully decorated, everything is provided for, and you have such wonderful resources with Veronica and Luis. It really is the perfect set up and we can't wait to come back. I really have to commend you on comfortable you have made your place for guests! Nice work! Thanks again too for all of your help with our booking. You made it as seamless as possible!

The condo we stayed at Residencia Reef is AWESOME!! You know it is good when the only thing the unit is lacking is koozies for my beers:) We went to Cozumel November 2012 and stayed at the Secrets all inclusive next door. However, Residencia Reef is much better. From the condo we stayed, the proximity to the beach is literally about 10 steps from the patio. Having a ground level, beach front unit is priceless in my book. The entry into the water is rocky, but that is why you are able to stand in the water and eventually you will see fish right there. We shared the unit with another couple and the living space has plenty of room to share. My husband is 6'10" and the other guy is 6'4" so it was great that both bedrooms had king beds. Furniture was comfortable and did not look worn. Veronica was great. We had her cook two meals and each was great. Having housekeeping come six days out of the seven was nice, but in my book, not necessary. We went to Albertos one night for supper and our meal and evening was very enjoyable. My husband scuba dived three days with Dive With Allison and he thought his experience was much better than last year. The security at the front gate made us feel very safe. All personnel we ran into were very friendly and did a great job keeping the grounds looking good. We spent a few hours in the swimming pool right on the beach. You can be in the pool and still view the ocean. The pool area was well maintained. One morning, they were chopping down the coconuts and they cut a couple open and brought over to us sitting on the patio to drink the fresh juice. Then they chopped it open for us to eat the coconut. Can't beat it! We did rent a car so being 10 - 15 minutes from town did not bother us. We will be back and will plan on it every year!

My Husband and I along with another couple stayed in this condo and it was fantastic. The condo was very clean and beautifully decorated. The condo has top of the line furniture, including bedding and couches. Veronica, the maid came six of the seven days, she was very good. We didn't have her make up a meal but I wish we would have. The best part of the condo is the location, ocean front! Patsy has thought of everything in the condo, and is readily available to answer any questions that might come up. There is snorkeling or swimming in the ocean a few steps from the condo, the snorkeling is amazing. I will be staying here again next time I vacation in Cozumel. Overall, the island is just amazing! My husband and I fell in love with every part of it, but mostly the people. Everyone is so nice and helpful. If you're considering staying here you won't be disappointed.

My wife and I stayed on the north end of the island last year. After spending the majority of each day in the dive boat, we decided to look for a place to stay in closer proximity to the reefs. We happened upon Residencias Reef and knew that was where we wanted to return. After some investigating, we found Patsy's listing for 5120. She responded quickly and we made our reservation. Upon our arrival, we immediately realized that her description of the property was under represented; not only does it have an amazing view, but the furnishings are are not typical for a vacation rental (much higher end) and the place was stocked with extreme attention to detail and absolutely nothing overlooked to ensure the comfort of the guests. We shared the condo with another couple and found the layout to perfect. The proximity to the beach and pool make this unit one of the best in the complex. The complex is stunningly beautiful, quiet, and safe (as is the rest of the island). We dove six days with ProDive from the Allegro, which is about 1.5 mi south of the complex. We were able to leave our gear with them, and each day we returned, the staff recognized us and immediately retrieved it -- this was VERY convenient. The staff were friendly and very professional; I highly recommend them. I also recommend Albertos's beach location; it's about 2 miles south of the condo right on the beach. The food and atmosphere are amazing. Thanks, Patsy for your hospitality. we'll definitely be returning soon.
