Summary of the services we offer:
Property Inspection
When your home is unoccupied, we will visit it each week to make sure it is well-maintained and secure. During our 10-point inspection, we will air out the house, check all plumbing for leaks, replace missing light bulbs, among other tasks. If anything comes up, you will be made aware immediately. Before each guest arrival and after each guest departure, we will do a comprehensive 15-point inspection to make sure your guest have a worry-free stay and to record and address any damage.
Repairs and Preventative Maintenance
Each year, during the low season, we will perform an annual, comprehensive inspection of your home. We will suggest areas for improvement, and obtain quotes for any big jobs. A well-maintained home brings in more rentals; we want to make sure we take every reasonable opportunity to keep your home in top-notch shape for you and your guests.
Housekeeping and Gardening
Our Housekeeping and Gardening staff is hand-picked and trained. We do not employ temporary help. Each person on our team is detail-oriented, efficient, and familiar with your home and your specific upkeep requests.
Guest Arrivals and Assistance
Your guests will be assisted by a Guest Manager during their stay. Each one of our Guest Managers is intimately familiar with your home and can address any maintenance-related issues quickly and efficiently. A Guest Manager will also be happy arrange activities, recommend restaurants, and will generally make sure your guests have a fantastic vacation.
Monthly Accounting Statements
Each month you will receive an accounting statement detailing your expenses and income for that month, and your overall balance. At your request, you can also receive original receipts to accompany any accounting statement.
Payments of Utilities, Trusts and Taxes
We take pride in keeping thorough track of due dates for all the expenses related to keeping your home in good standing. We take advantage of all early payment discount options, and make sure that every bill is paid on time and in full.
Marketing Efforts
If you wish to market your property, we will meet with you to discuss rates and the best marketing channels with which to achieve a high number of rentals. Our marketing efforts include:
- Advertising our own website, in both English and Spanish.
- Advertising on other travel related websites such as Yahoo Travel, HomeAway, and TripAdvisor.
- Direct advertising to travel agents, travel agencies, and dive shops in the United States and Canada.
- Organic and paid search engine advertising.
